From rehabilitating existing apartment homes to thoughtfully expanding housing opportunities, each Aventus project reflects a commitment to quality housing, responsible stewardship, and lasting neighborhood investment.
West Taylor Avenue — Saint Paul, MN
A four-unit affordable-housing property undergoing phased stabilization, rehabilitation, and long-term preservation in Saint Paul. Aventus Development Group acquired the building with the goal of maintaining accessible housing while making practical investments in the property’s performance, appearance, and resident experience.
Renovations are being completed on a rolling basis as units become available, allowing improvements to be made thoughtfully while minimizing disruption to current residents. Work completed and planned includes energy-efficient upgrades, new appliances, cosmetic improvements, and targeted interior renovations that modernize each home while preserving affordability.
All four homes are maintained as affordable housing for households earning approximately 50% to 60% of Area Median Income (AMI). The project is supported by Ramsey County and represents Aventus Development Group’s commitment to preserving smaller-scale, community-based rental housing that remains attainable for working households.
Douglas Flats — Saint Paul, MN
Douglas Flats is an affordable-housing preservation and expansion project located on Douglas Avenue in Saint Paul. The site includes two separate buildings on a single parcel, currently providing eight one-bedroom apartments with distinctive high ceilings and established neighborhood character.
Aventus Development Group is investing in both the preservation of the existing homes and the creation of additional affordable housing on site. The project includes the planned construction of four new two-bedroom apartments in the basement, increasing the property’s total unit count while creating housing options better suited for small families and households needing additional space.
Interior improvements are also being completed as opportunities arise through resident renewals and unit turnovers. Renovations include updated kitchens, bathrooms, appliances, and other targeted upgrades that improve functionality, durability, and comfort for residents.
All existing and planned homes at Douglas Flats are designated as affordable housing for households earning up to 50% of Area Median Income (AMI). By combining careful rehabilitation with modest new construction, the project preserves an existing affordable asset while expanding the supply of quality homes in Saint Paul.
