Aventus Development Group is a Minnesota-based real estate development firm and the development arm of Aventus. For the past two years, we've been acquiring, renovating and adding affordable housing in Saint Paul neighborhoods and are excited to expand to surrounding counties. We're a focused, hands-on team, and every property we own is one we've worked on directly, from acquisition through renovation and lease-up.
Our Story
We started where the need is greatest. Our first two properties, West Taylor Avenue and Douglas Flats, are home to 14 income-restricted households at 50 to 60 percent of area median income. At West Taylor, we acquired and stabilized the building, then began renovating unit by unit so residents could stay in place. At Douglas Flats, we took on two buildings on a single parcel, upgraded kitchens, baths and appliances as units turn over, and are adding 4 new two-bedroom homes in space that had been sitting unused.
That work has taught us what development actually takes: financing that holds together, public partners who trust your follow-through, contractors who show up, and the patience to do renovations right. Ramsey County's support at West Taylor and Douglas Flats is a partnership we've earned by delivering, and we intend to keep earning it.
Where We're Headed
With more than $1.1 million in acquisitions under contract, Aventus Development Group is growing. We'll keep acquiring, building affordable housing and deepening our work with city and county partners, and aiming to expand into market-rate and higher-end residential. The approach doesn't change with the price point: careful underwriting, thoughtful design, and a team that stays with every building long after acquisition.

Aventus Properties handles leasing, resident screening, maintenance and day-to-day operations across our portfolio, including income-restricted homes serving households at 50 to 60 percent of area median income. For our public and lending partners, that means one accountable owner from acquisition through stabilization and long-term operations, with compliance, reporting and resident relationships managed in-house rather than handed off.
